What does a private compound cost?
An honest look at what drives the cost of a complete compound, with published ranges for each part and a planning estimator. Every estate is priced individually in design.
The short answer
It depends on
seven things.
A complete compound is usually a multi-million-dollar commitment, and the range is wide. Land, the size and finish of the residence, the scale and hardening of the quarters below, and the systems that make it independent account for most of it. Here is what each part costs, from published sources.
Land
USDA 2025 average farm real estate values in the Mountain West range from about $725 an acre in New Mexico to $4,580 in Idaho. Recreational, scenic and homesite land with water, access and views sells well above agricultural averages.

Custom homes in Utah run roughly $280 to $600 a square foot before land and site work, and estate-level finishes, structure and engineering for hardening go beyond that range.

Published ranges for custom underground construction run about $300 to $600 a square foot, and finished, hardened ICF construction about $800 to $1,200. Filtration, blast protection, finish and depth move the number.

Complete residential wells commonly cost $25 to $65 a foot, more on remote or rocky sites. Deep Mountain West wells, cisterns, treatment and pumps on protected power add to that.

Off-grid solar systems commonly run $40,000 to $80,000 for 5 to 10 kW, and battery storage about $1,440 per kWh in the Mountain West, before any incentives. Estates need far larger systems plus backup generation and fuel storage.

Residential greenhouses run about $25 to $45 a square foot for barn-style and solar designs. Orchards, gardens, irrigation and a root cellar are designed with the estate.

Reinforced fencing, gates, a gatehouse, surveillance and NBC filtration are engineered for each site and priced in design. They are not commodities.

Questions
Common
questions.
How much does an underground bunker cost?
Published ranges run from about $40,000 to $150,000 for small backyard shelters, $125,000 to $300,000 for prefabricated steel shelters before installation, about $300 to $600 a square foot for custom underground construction, and $800 to $1,200 a square foot for finished, hardened concrete construction. Filtration, depth, finish and stores move the number.
How much does a complete private compound cost?
It depends on land, the residence, the quarters below and the systems. For most families the total is a multi-million-dollar commitment. Our planning estimator gives a starting range; every Styrkholm estate is priced individually during design.
Why do you not publish a fixed price?
Because no two sites are alike. Soil, rock, depth, access, water, snow load and finish each change the cost substantially. We give a budget range after a site assessment and a firm price after design.
Can the cost be phased?
Yes. Many families buy land first, then build systems and quarters, then the residence, or in another order that suits them. The master plan is designed so each phase stands on its own.
