The Four Phases of Building a Private Compound

7 min readStyrkholmUpdated October 2026

A compound is not one building. It is a dozen systems that have to work as one, which is why we run it as a single project in four phases.

Phase one: Find

We start with the land. Together we define what the property needs: water, soil, access, privacy, distance from your primary home and room to grow. Then we search, walk and vet candidates, including water rights, zoning, soils and hazards, before you commit.

Phase two: Design

Design produces one master plan for the whole estate. The residence above, the quarters below, the perimeter and gate, and the water, power and food systems are designed together, because each depends on the others. This phase includes engineering, permitting and a detailed scope.

Phase three: Build

Construction follows an order that makes sense for the site: access and utilities, below-grade structures, the residence and outbuildings, the perimeter, then systems and grounds. Orchards and perennial plantings often go in early so they are producing sooner.

Phase four: Hold

A compound is not finished when construction ends. We commission every system, walk your household through how everything works and what to do when something fails, and set up a seasonal service schedule so the estate stays ready.

Why one team

When separate contractors build the house, the bunker, the solar and the well, nobody is responsible for how they work together. A single team with a single plan is accountable for the whole estate.

Key takeaways

  • Land comes first, and its constraints shape everything that follows.
  • One master plan covers every system, above and below grade.
  • One contract and one team keep the systems working together.
  • Handover includes commissioning, training and seasonal service.

This guide is general information to help you plan. It is not engineering, legal or water-rights advice, and requirements vary by state and county. Every Styrkholm project is designed by licensed professionals for the specific site.
